NOTICE OF A PUBLIC MEETING CONCERNING A PROPOSED AMENDMENT TO THE OFFICIAL PLAN (OPA) OF THE TOWN OF BRACEBRIDGE APPLICATION NO. OPA #7 - RESIDENTIAL DENSITY CALCULATION TOWN OF BRACEBRIDGE TAKE NOTICE THAT THE COUNCIL OF THE CORPORATION OF THE TOWN OF BRACEBRIDGE WILL HOLD A PUBLIC MEETING ON OCTOBER 12, 2017 at 5:00 p.m. in the Municipal Council Chambers Town of Bracebridge, 1000 Taylor Court THE PUBLIC MEETING is to consider a proposed amendment to the Official Plan of the Town of Bracebridge, pursuant to the provisions of Section 17 and 21 of the Planning Act. AN EXPLANATION of the Purpose and Effect of the proposed amendment, and a description to the lands to which the proposed amendment apply, accompanies this notice. A key map showing the location of the lands is not included as the amendment will impact all residential lands in the Urban Centre of the Town of Bracebridge. ADDITIONAL INFORMATION relating to the proposed amendment, is available as of today's date in the Municipal Offices during regular office hours (8:30 a.m. to 4:30 p.m.). Telephone: 705-645-6319, Ext. 258. ANY PERSON OR AGENCY may attend the public meeting and/or make written or verbal representation either in support of, or in opposition to, the proposed amendment. We would advise that agencies (i.e. District of Muskoka, Town Departments) wishing to make a submission should do so no later than September 28, 2017 and public comment will be received up to the closing of the public meeting on October 12, 2017. If you wish to be notified of further public meetings or the adoption of OPA NO. #7 you must make a written request to Lori McDonald, Town of Bracebridge Director of Corporate Services/Clerk. If you wish to be notified of the decision of the District of Muskoka on OPA NO. #7 you must make a written request to Debbie Crowder Clerk, District of Muskoka. If a person or public body does not make oral submission at the public meeting or make written submissions to the Town of Bracebridge before the proposed official plan amendment is adopted, the person or public body is not entitled to appeal the decision of the District of Muskoka to the Ontario Municipal Board. If a person or public body does not make oral submission at the public meeting or make written submissions to the Town of Bracebridge before the proposed official plan amendment is adopted, the person or public body may not be added as a party to the hearing of an appeal before the Ontario Municipal Board unless, in the opinion of the Board, there are reasonable grounds to add the person or public body as a party. Lori McDonald, Director of Corporate Services/Clerk 1000 Taylor Court, Bracebridge, ON P1L 1R6 EXPLANATION OF THE PURPOSE AND EFFECT OF THE PROPOSED AMENDMENTS: The Official Plan amendment proposes to amend how the residential density ranges in the Official Plan are calculated from a gross calculation to a net calculation which does not include undevelopable portions of lands due to environmental or physical constraints. Currently, the Town of Bracebridge Official Plan contains policies on maximum residential densities that are based on low density, medium density and high density development and these densities are based on gross area of the subject lands and does not consider matters such as environmental constraints such as wetlands, development constraints such as steep slopes or needed infrastructure such as roads. The lands impacted by this Official Plan Amendment would be any lands in which the current General Residential Development Policies apply.
